The design concept and how it relates to the final solution
Public podium, wellness mezzanine, meeting floor, five guest floors and roof venues. The Z / sawtooth plan turns the rooms to the sea (6th-floor study: 100 / 75 / 50 % open view).
Answer
Concept to solution: public podium (arrival, lobby, banquet, dining) - mezzanine wellness - first floor meetings and roof decks - 5 guest floors (4.0 m floor to floor) - roof venues at +32.00 (roof level). The Z / sawtooth plan puts most rooms on the sea side while keeping balcony privacy; stacking diagram by area and use.
Sea-view proof: the sawtooth bays turn the guest rooms toward the water - in the 6th-floor study of 7 sample rooms (A1-A7), 2 rooms have a 100 % open view, 3 rooms 75 % and 2 rooms 50 % (view % = open view angle / 90 deg).
