Site coverage: hotel 5,568.97 / 16,894.98 m2 = 33.0 %; annex 3,020.00 / 5,039.91 m2 = 59.9 %. Height B+G+M+1+5 + roof (+32.00, upper roof +36.00), stepped down toward the sea.
Setbacks per the RCJY lot survey; access from the planned roads (north service road); waterfront promenade continued along the bay; aerials show the fit with the neighbourhood.
Sea views: the guest rooms are turned to the Red Sea and the bay; the 6F sea-view study (rooms A1-A7) measures 100 % / 75 % / 50 % open view per room, shown with view cones on the key plan.
